Scope of Work:
Murphy Properties purchased the property at 18 East South Street in 2003.
The building, situated in the City of Frederick Historic District, encompasses 1,705 SF. The residence had been vacated for over a year at the time of purchase. Built in 1880, the structure and surrounding property including a garage were in extremely poor condition. After the purchase, Murphy Properties applied for and received permits from the City of Frederick and the Historic Preservation Commission to complete extensive renovations and an addition to the rear of the building. The back portion of the west brick wall was collapsing when the building was purchased. A new west wall was rebuilt with the existing brick and north and east walls were added where former unsound wood framed walls stood. The new two-story addition is shown in the photo below.
A new standing seam metal roof was added to the entire building; all windows and doors were restored; a new spiral staircase was added in the master bedroom to access the loft; all new plumbing, electric, lighting, fire alarms and HVAC systems were added; framing for 2.5 new bathrooms; and the two fireplaces were updated to gas log fireplaces.
All new stainless were added to the kitchen, along with granite countertops. The exposed brick backsplash provides a nice contrast for the maple cabinets.
