Scope of Work:
The subject property was purchased July 13, 2015.
The original structure was built in 1880. It had been vacant for a number of years, with some renovations begun, but not completed.
The house was a 2 story brick structure with 928 square feet and a dirt cellar.
There were two rooms on the main level (living room and kitchen) and two bedrooms and a bath upstairs. We added a 10 x 12 2 story addition to the rear of the house to create a more functional floor plan. The first floor now has a living room, kitchen, dining area, half bath and pantry. The upstairs has two master suites each with their own bath and a shared laundry. The basement floor was dug down to create better headroom and then concreted.
A new roof, new wood windows, all new heating and cooling, all new electric, and all new plumbing were installed. The outside got a fresh coat of paint, and a new balcony off the upstairs hallway.
The original fireplace was restored, and a gas log set installed in the living room.
Where possible, original floors were refurbished. Most of the first floor wood was badly rotted, so was replaced with in-kind salvaged wood.
