Scope of Work:
The subject property, 1041 N Market Street was purchased on 7/22/2025. Unlike the other renovations, this one was purchased in the personal name of two of the principals of Murphy Properties - with the intent for them to move into the residence upon completion of the renovation. The home was purchased for $350,000.
The structure was built in 1946.
The dwelling is a 2 story brick and block Cape Cod style home with 1931 square feet. Originally, the home had a kitchen, living room, dining room, office, 3 bedrooms and one and a half bathrooms. After renovation, the first floor has a living room, kitchen, dining area, office and a full bath. The second floor has 3 bedrooms, a laundry closet and 2 full bathrooms.
The first item that needed to be handled was the removal of many trees from the property. The yard was overgrown, trees branches were laying on the roof, and ivy covered most of the structure. The original roof had many holes, and was completely replaced. The exterior wood was sanded and painted or stained. The kitchen was enlarged to incorporated an unused hallway, and all cabinets and appliances were replaced. The half bath was transformed into a drop zone/closet, and a small closet was enlarged to become a full bath. One bedroom upstairs was split to create a second full bath, while leaving ample space for a guest bedroom. A closet was transformed into a laundry area, window seats were built in each bedroom, and an opening was created into the garage attic space to create a large closet for the main bedroom. The existing full bath was enlarged to include a hallway and two closets to become the main bathroom.
All plaster walls and ceilings were repaired, primed and painted. All trim was painted. The foyer and the office were both missing flooring due to a previous flood. New wood flooring was milled to closely match the existing for those areas, and the rest of the wood floors throughout were refurbished to their original glory.
The basement was flooded and had several inches of mud covering the floor. Roots were coming in through non-existent windows. The bottom of the exterior door was rotted away, and none of the floor drains worked. All of these items were corrected, and the basement is now a clean area for storage.
Physical work began in August 2025, after all permits were granted. Work was completed and the house was ready for the new owners April of 2026.
