Scope of Work:
The subject property, 216 E 4th St. is owned by St. Johns Cemetery Inc. All 4 owners of Murphy Properties have been on the board of directors for the cemetery for many years. The caretaker house was in need of upgrades, so between tenants a renovation was done.
The structure was built in 1910.
The dwelling is a 3 story brick home with 1772 square feet. Originally, the home had a kitchen, living room, dining room, 3 bedrooms and one and a half bathrooms. After renovation, the first floor has a living room, kitchen, dining area, and a half bath. The second floor has 2 bedroom, a laundry room and 1 full bathroom.
The original roof was repaired. The exterior wood was sanded and painted. The kitchen cabinets and appliances were replaced. The half bath was remodeled. The middle bedroom upstairs was split to provide a laundry room, and enlarge the existing full bath.
All plaster walls and ceilings were repaired, primed and painted. All trim was painted. All of the wood floors throughout were refurbished to their original glory.
Physical work began in April 2025, after all permits were granted. Work was completed and the house was ready for the new caretaker July of 2025.
