Scope of Work:
The subject property, 9812 Liberty Road, was purchased by Murphy Properties II, LLC on April 13, 2021.
The original structure was built in 1927. It had been neglected for some time.
The house was a 3-story brick American 4 Square with 2,160 square feet. Originally, the home had kitchen, living room, dining room, family room, 4 bedrooms and one and a half baths. After renovation, the first floor has a living room, kitchen, dining room, family room and half bath. The upstairs has a master suite and a two more bedrooms and full bath. The attic has conditioned space for a fourth bedroom or an office. The basement has a wine cellar, slop sink, exterior walk-out and storage.
The original shingle roof was in need of repair, and was re-shingled. The existing metal roofs were all scraped, repaired and painted. All original windows were restored to working condition with new glazing and panes where needed. All new heating and cooling, new electric, and new plumbing were installed. The outside was scraped and painted, including the windows, porches, porch rails, fence and arbor surrounding the front garden.
All of the wood floors throughout were refurbished to their original glory.
One bedroom was annexed to the main suite to become a full bath with separate shower, tub and walk-in closet.
The 1.2 acres of land was cleared, gardens were planted, fences repaired, gates reinstalled, driveway and parking pad asphalted, bridge was built to back acreage, and all new state of the art septic system was installed.
Physical work began in April, 2021, after all permits were granted. Work was completed October of 2021, and sold to the new owner in November of 2021.
